CAFMTEK Modules
CAFMTEK has sixteen modules covering the asset register, helpdesk, work orders, planned maintenance, contracts and subcontractors, SLAs and KPIs, resource planning, snagging, stores and energy. Fault detection, predictive maintenance, suggested PPM intervals and the WhatsApp chatbot are included as standard alongside them.

Included alongside the modules
These are part of CAFMTEK rather than paid add-ons.
- Fault detection and diagnostics. A sensor reading crosses its limit, an alarm is raised, a work order is created and assigned automatically.
- Predictive maintenance and anomaly detection. Equipment showing early signs of failure is flagged before it breaks.
- Suggested PPM intervals. Maintenance frequencies recommended from each asset’s own fault history.
- WhatsApp chatbot. One of the six channels a request can arrive through.
- Robot management. Robotics as a Service, managed alongside the rest of the estate.
How the modules fit together
Three of them are foundations that everything else depends on.
Facilities Management defines the locations. Asset Management places every asset within them. Contract Management sets the rules, SLAs and scope each job operates under.
Once those exist, work flows in a line. A request arrives through Helpdesk or Self Services, or is generated by PPM Management, or raised automatically by fault detection. It becomes a work order in Task Management, is scheduled through Resource Planner, may draw parts from Store Management, and is measured by SLA & KPI Management. When it closes, Customer Satisfaction Survey collects the rating and Reports produces the document the client sees.

How many modules does CAFMTEK have?

Do you have to take all sixteen?
The modules are enabled per contract. Reports, for example, exports from whichever modules are enabled.
Are the AI features an extra cost?

Which modules should be set up first?
Facilities Management and Asset Management, because every other module references a location and an asset. Contract Management comes next, since it sets the rules everything else runs under.

- SLA & KPI Management SLA & KPI Management turns every contractual service level into a measurable target. Each client contract carries its own SLA rules by priority, and every request is measured across four stages: respond, attend, contain and fix. Each outsourced service is then scored monthly against an agreed KPI catalogue.
- Resource Planner Resource Planner gives a live view of who is working on what, across every contract. Supervisors and technicians sit on a single roster showing availability, overlaps, coverage and utilisation. A built-in productivity dashboard turns that schedule into measurable workforce performance.
- Facilities Management Facilities Management defines the location hierarchy that every other CAFMTEK module points to. Clients set their own tiers, such as campus, building, floor and zone, then create the actual places. Every work order, asset, patrol and visitor references a location created here.
- Asset Management Asset Management is CAFMTEK's master register of everything you maintain. Each asset carries a code, a full classification, a criticality rating, its place in both the equipment and location hierarchies, attached documents and a live maintenance history. Every work order, inspection and PPM plan points back to it.
- Snagging Snagging is CAFMTEK's field inspection and defect capture module. Genuine defects convert automatically into work orders with SLAs, while clean condition records close as asset survey baselines.
- PPM Management PPM Management automates planned preventive maintenance in CAFMTEK. Define recurring tasks by asset, location or asset group at any frequency, and the system converts them into assigned work orders on schedule. It includes bulk upload of annual plans, a visual calendar planner and overnight generation of the next day's tasks.
- Task Management Task Management is the work order engine in CAFMTEK. Reactive maintenance, corrective actions and service requests are tracked in one register with defined approval paths, SLA monitoring and a full audit trail. Each job carries a unique reference number and is tracked from creation to closure.
- Customer Satisfaction Survey Customer Satisfaction Survey captures a rating for every completed work order. The completion email carries a survey link, the requester gives a 1 to 5 star rating and an optional comment, and the response is written back against the work order. Results roll up into a dashboard and a monthly report.
- Self Services Self Services lets anyone report an issue without a login, through a public QR "Report an Issue" form, the mobile app or the web. The request becomes a tracked service request, the helpdesk reviews and converts it into a work order, and the requester gets updates with a reference number.
- Helpdesk Helpdesk brings every facility request into one place, whichever channel it arrived through: phone, email, WhatsApp, portal, QR code or the helpdesk mailbox. Each request is captured, reviewed, turned into work, tracked against its SLA and closed with the requester's rating.
- Store Management Store Management is warehouse stock control with approval chains. Items are catalogued with per-store levels and minimum and reorder thresholds. Technicians request materials for jobs, chargeable items go for cost approval first, and requests flow through ordered approval levels that can reserve or deduct inventory.
