Maestro FM

AI-Driven FM Platform for the Full Value Chain

Maestro connects every stage of facilities management into one system, from the first asset condition survey through to the building's carbon position, with a self-learning AI layer running underneath all of it.

Most estates run facilities management across systems that were never designed to share data. Maestro replaces that with one connected platform, so condition, maintenance, security, modelling and sustainability all read from the same record.

The Value Chain

Five Connected Stages, One Continuous Flow

Each stage feeds the next. Nothing is captured twice, and nothing is stranded in a system that cannot pass it on.

01

Assess

AI-assisted condition grading and criticality scoring through CONDTEK, captured on mobile in the field.

02

Operate & Maintain

Asset register, work orders, SFG20 planned maintenance and AI predictive maintenance through CAFMTEK.

03

Secure & Monitor

HSE, visitor access, workforce safety and fleet in the same system as the assets they protect.

04

Model

BIM, BMS and IoT converging into a single, continuously updated digital twin of the estate.

05

Optimise

AI-led energy optimisation, waste diversion and automated carbon accounting close the loop.

Key Features

Self-Learning AI Layer

One AI layer runs across all five stages, sharpening predictions and recommendations as operational history builds.

AI Condition Grading

Standardised, objective asset scoring that does not vary by surveyor or by site, feeding every module downstream.

Live Digital Twin

BIM geometry, real-time BMS control and IoT sensor data converge into one continuously updated building model.

Asset Lifecycle Analysis

Turns condition and criticality scores into useful life remaining, whole-life cost and portfolio capex forecasting.

Natural-Language Access

A built-in AI assistant reaches the entire platform in plain language, so answers do not require a report request.

Automated ESG Reporting

Energy, waste and carbon tracked against live operational data, producing audit-ready reporting without manual assembly.

Core Functionalities

Here is what Maestro manages across the estate every day. Modules deploy individually or as one complete platform.

Why Maestro Outperforms Disconnected FM Systems

What Legacy FM Setups Provide...

  • Reactive maintenance, faults found after failure
  • Separate tools with no shared source of truth
  • Manual, slow and error-prone ESG reporting
  • Static software that does not improve with use
  • Capital decisions made without lifecycle data

What Maestro Offers...

  • AI predictive maintenance, faults flagged before failure
  • One connected platform with a single source of truth
  • Automated, real-time ESG and carbon reporting
  • Self-learning AI that improves continuously with use
  • Lifecycle-driven capital planning from real asset data

Asset LCA Turns Condition Data Into Capital Intelligence

Condition and criticality scores already exist inside Maestro. Asset Lifecycle Analysis converts them into the figures finance and asset teams plan against, then aggregates those to portfolio level.

Useful Life Remaining

Predicts remaining asset life from live condition data.

Whole-Life Cost

Full lifecycle cost modelling per asset.

Replace or Retain

AI-driven capital decision support at asset level.

Portfolio Capex

Aggregates to estate-level investment planning.

Frequently Asked Questions

What is Maestro?
Maestro is HITEK AI's AI-driven facilities management platform. It connects five stages of the FM value chain, assessment, operations and maintenance, security and monitoring, digital twin modelling, and sustainability optimisation, into a single system with one shared source of truth and a self-learning AI layer running across all of them.
How is Maestro different from a standalone CAFM system?
A standalone CAFM system automates maintenance. Maestro includes CAFMTEK for that, but also links it to condition data upstream and to energy, waste and carbon downstream. That means a single asset's condition, replacement forecast, energy draw and carbon contribution are one continuous picture rather than four separate reports.
Can modules be deployed individually?
Yes. All twelve modules can be deployed on their own or as a complete platform. Each one still contributes to, and benefits from, the shared AI layer, so adding modules over time increases the accuracy of the ones already running.
What does the self-learning AI layer actually do?
It runs across all five stages rather than sitting inside one module. It standardises condition grading, detects faults and predicts failures ahead of breakdown, powers natural-language access to the platform, runs digital twin simulations against live BMS and IoT conditions, and drives energy and carbon optimisation. Its predictions sharpen as operational history accumulates.
Is CONDTEK the same as a CAFM system?
No. CONDTEK is asset condition intelligence: AI-assisted condition grading, criticality scoring and digital survey capture. It establishes the verified asset record that CAFMTEK and the other modules then build on. CAFMTEK is the CAFM system within Maestro.
What is Asset LCA?
Asset Lifecycle Analysis converts the condition and criticality scores already held in Maestro into capital planning figures: useful life remaining, whole-life cost per asset, replace-or-retain decision support, and aggregated portfolio capex forecasting.
Who is Maestro built for?
Facilities management providers running multi-site contracts, asset owners and developers with large estates, government and public sector portfolio managers, hospitality, healthcare, education and retail operators, industrial and logistics facilities with critical plant, and the sustainability and capital planning teams that report on them.
