CAFMTEK is HITEK AI's cloud-based, AI-enabled CAFM software for facilities management teams. It manages assets, preventive maintenance, work orders, space, SLAs, contracts, inventory and procurement through web, Android and iOS apps, with a built-in WhatsApp chatbot for issue reporting and AI modules for fault detection and predictive maintenance.

What CAFMTEK is

CAFMTEK is computer-aided facilities management (CAFM) software developed in-house by HITEK AI, a smart building and FM technology company with offices in Dubai and Riyadh. Facilities teams use it to:

  • record assets and space
  • plan preventive maintenance
  • create and track work orders
  • measure SLAs and KPIs
  • report on operational and sustainability performance

Managers work in the web app. Field teams use the Android and iOS apps.

CAFMTEK is available on its own. It is also one of the products included in Maestro FM, HITEK AI’s complete AI-driven FM package.

AI capabilities

Fault Detection and Diagnostics (FDD)

FDD connects to BMS, smart meters and sensors to monitor HVAC and electrical assets in real time. When a reading breaches a threshold, CAFMTEK raises an alarm and creates a work order automatically. It then assigns the work order to a technician with the right skill set, and closes the alarm once the issue is resolved. Users can set their own thresholds.

Predictive maintenance for HVAC assets

Machine learning models combine trends, historical failure data and real-time readings to calculate a failure probability score for each HVAC asset. An alert is triggered when the score passes a set threshold.

Anomaly detection for electrical assets

For main distribution boards (MDBs), CAFMTEK learns an expected operating range for each parameter from historical data. The ranges adjust for building consumption patterns, seasonal variation, equipment type and load profile. Parameters monitored:

  • Total energy consumption (kWh)
  • Average current (A)
  • Average voltage (V)
  • Total power (kW)
  • Power factor

When a reading moves outside its expected range, CAFMTEK flags the anomaly. It also shows how much each parameter contributed, which points technicians to the likely cause.

Suggested PPM intervals

CAFMTEK compares each asset’s current PPM schedule with its fault history:

  • Few or no failures over a long period: it suggests extending the maintenance interval.
  • Rising failures: it suggests shortening the interval.

Reliability metrics

CAFMTEK tracks Mean Time Between Failures (MTBF) and Mean Time to Repair (MTTR). A falling MTBF trend is used as an early sign that an asset is approaching failure.

Training is then delivered to users. Implementation runs in four phases: kick-off, installation, testing and commissioning, and go-live.

Limitations to know

  • Prediction accuracy depends on your data. The AI models need live data points and maintenance history for each asset, and these vary from building to building. More data points and a longer history give more accurate predictions.
  • MDB failure prediction is currently based on historical maintenance records. It uses patterns such as the time between past failures and recurring component issues.
  • CAFMTEK is not a building management system. It manages maintenance work, assets and service levels. Equipment control is handled by a BMS such as HITEK AI’s BMSTEK, which CAFMTEK can take data from.
